Green Summit

Who we help

Real Estate Developers

Bring the technical, financial and construction decisions together.

Most of what a development will need to comply, certify and qualify for incentives is decided in the drawings and the schedule — long before the first field test or the first tax return. Green Summit helps development teams see those requirements early and carry them through: from feasibility to closeout, we coordinate building requirements, incentives and field verification as one body of work. Start with the part of the project you need to move forward, and we will bring the engineering, certification and financial work together around it.

Where would you like to start?

Every development has a critical path, and the technical work should follow it. Choose the part of the project in front of you and we will show you the work that fits — and nothing else.

Solutions

Affordable housing & rehabilitation

Bring the affordable-housing requirements into the development plan instead of adding them after the financing closes. We prepare LIHTC utility allowance studies, coordinate energy and retrofit scopes on rehabilitation projects, and align HOMES and HEEHRA rebate requirements with the improvement package — beginning with an ASHRAE audit where the building needs one. Agencies, lenders and syndicators each expect their own documentation, and we build the record to satisfy all of them.

Construction testing & quality assurance

A test measures what was built; readiness decides whether it passes. We plan test readiness with your construction team, then deliver the blower-door, duct-leakage and commercial air-leakage testing, field inspections and HERS ratings the project requires, with the same standard of review across every building and project team. Commercial Envelope Testing Co., a wholly owned Green Summit company, performs the commercial air-leakage testing, and our nationwide builder and rater quality assurance keeps multi-market programs consistent.

Engineering, modeling & code compliance

Settle the engineering on paper, where changes are cheap. Energy modeling and residential and commercial code-compliance analysis show what each design option costs and what it earns; load calculations, duct design and equipment selection size the mechanical systems to the building as designed, not to rules of thumb; MEP coordination and commissioning resolve system interfaces before they become field changes. If you build in California, Title 24 has its own compliance route, and we support it.

Green building consulting

Choose the certification pathway before it chooses you. We help you select the program that fits the project and its capital stack — ENERGY STAR, NGBS, FGBC, Indoor AirPlus, DOE Efficient New Homes, LEED, Phius or Enterprise Green Communities — then keep design decisions, inspections and documentation aligned with it from first submittal to final certificate. Where it fits, we connect the pathway to your decarbonization goals and review C-PACE financing for the properties that are eligible.

Portfolio performance & energy systems

Let each project teach the next one. Benchmarking, measurement and verification, and capital planning turn completed developments into operating knowledge; solar, storage, microgrid and EV-charging feasibility tells you what is worth building into the next one. Where a building performance standard applies — New York City's Local Law 97 or Washington's Clean Buildings Performance Standard — we plan compliance before the deadline plans it for you.

Tax incentives & asset value

Evaluate incentives while the cost records are still in one place — alongside project costs and your tax advisor, not after closeout has scattered them. Under federal legislation enacted in July 2025 (Public Law 119-21), 100% bonus depreciation was permanently restored, which puts more of the value in cost segregation and partial asset disposition studies, while Section 179D winds down for property whose construction begins after June 30, 2026 — so on any 179D question we screen the construction-start date first. Energy investment tax credits, utility rebates, New Jersey's incentive programs and Washington's Clean Buildings requirements belong in the same review; your tax advisor makes the filing decision, and we never present a deduction as a guaranteed cash return.

Our process

  1. Define the project. We start with location, ownership, schedule, the certifications the project must carry and the investment objectives behind it.
  2. Map the work to your milestones. We lay out the design reviews, modeling, field visits and documentation each milestone needs, so nothing arrives late or twice.
  3. Support delivery. We work with your design and construction teams, record changes as they happen and resolve open items before they reach closeout.
  4. Close with usable records. We deliver the analyses, verification and certification support to the people who need them — ownership, lenders, advisors and program reviewers.

What your project gains

  • Earlier visibility into the requirements that drive cost and schedule.
  • Fewer gaps between design assumptions, installed conditions and final documentation.
  • One consistent technical record for ownership, lenders, advisors and program reviewers.

Why Green Summit

Green Summit is a consulting partner delivering end-to-end compliance solutions in specialty tax credits and incentives, building performance and advisory services — licensed engineering, energy modeling, certification support and specialty incentive analysis in one coordinated engagement. Founded in 2014, we bring licensed engineers, in-house CPAs and building-science specialists to every project, so the team that models the building is the team that tests it and documents the incentives it qualifies for.

Our RESNET Rating Providership (No. 1998-221) supports qualified field delivery, and Commercial Envelope Testing Co., a wholly owned Green Summit company, provides a focused route for commercial air-leakage testing. We build the scope around your project, never around a disconnected list of studies, and we build the documentation to be audit-ready from day one.
