ASHRAE Level I, II & III Energy Audits
Find where the building is losing value, at the level of detail the decision needs.
An energy audit should answer the decision in front of you, and ASHRAE defines three levels of effort for doing so. A Level I audit reviews the energy information you already have and walks the building to establish direction; a Level II audit surveys the systems and analyzes measures, costs and projected effects in detail; a Level III audit takes selected measures through the engineering evaluation a major investment decision requires. A bigger building does not automatically need the bigger audit, so Green Summit, a licensed engineering firm, establishes the right level of effort before recommending the work, then connects the findings to what happens next.

Who this is for
Owners, facility teams, housing providers, public institutions, program administrators and their advisors who need to identify, evaluate and prioritize building-performance improvements in commercial, multifamily and institutional buildings.
What we do
- Level I: establish direction. We review the available energy information and conduct a walk-through assessment to identify initial opportunities and priorities.
- Level II: evaluate the options. We develop a more detailed survey and analysis of the systems, operating conditions, candidate measures, costs and projected effects.
- Level III: examine selected investments. We perform a detailed engineering evaluation of selected measures where a more developed investment decision is needed.
- Connect findings to action. We organize the recommendations by feasibility, dependencies, economics and your implementation priorities, so the report reads as a plan rather than a list.
Our process
- Review the records and the objective. We start with utility records, building information and the decision you need the audit to support.
- Assess the systems and analyze the selected opportunities at the level you chose.
- Present the priorities and the follow-on actions, in an order your team can act on.
What you receive
An audit report with existing-condition findings, energy conservation measures, documented assumptions and the analysis that matches the audit level you selected. Implementation and savings verification are separate engagements we can define with you, and we say plainly which measures need a Level III evaluation before anyone commits capital to them.
Benefits
- A practical list of improvement opportunities supported by the level of analysis you chose, not padded beyond it.
- Better information for selecting the next engineering, capital-planning or implementation step.
- Findings tied to installed conditions, so the recommendations survive the first site visit by your contractor.
Why Green Summit
Green Summit is a consulting partner delivering end-to-end compliance solutions in building performance, specialty tax credits and incentives and advisory services. Our engineers, modelers and field professionals connect the analysis to installed conditions and to the decision you need to make, and we have done that work as a licensed engineering firm since 2014.
The audit can stand alone or feed a coordinated assessment, implementation and verification scope. Either way, the documentation is built to be audit-ready from day one, whether the reader is a lender, a program reviewer or your own board.
Frequently asked questions
What is an ASHRAE energy audit?
A structured evaluation of how a building uses energy and where it can use less, performed at one of three levels of effort defined by ASHRAE. Level I combines a review of available energy information with a walk-through to establish direction. Level II adds a detailed survey and analysis of systems, operating conditions, measures, costs and projected effects. Level III takes selected measures through the detailed engineering evaluation a major investment decision requires. Each level builds on the one before it, so you can start at Level I and go deeper only on the measures that justify it.
Which audit level do we need?
The decision in front of you, the records available and the complexity of the proposed improvements determine the right scope. A larger building does not automatically require the highest level, and a smaller building with one large investment question may need Level III analysis on that measure alone.
Do you cover multifamily and institutional buildings?
Yes. We tailor the assessment to building use, systems, access, occupant needs and the scope you authorize, whether the building is an apartment community, a school, a clinic or a manufacturing facility.
Does the audit verify future savings?
No. An audit evaluates projected opportunities. Post-improvement measurement and verification requires a defined baseline and a separate verification approach, which we can design alongside the audit if you want to track results.
Can an audit support a decarbonization plan?
Yes. It establishes system conditions and evaluates efficiency and electrification opportunities. A strategic decarbonization engagement adds emissions assumptions, capital sequencing and implementation tracking beyond the audit's defined scope.
What should our facilities team prepare?
Utility records, operating schedules, equipment information, prior studies and access to key spaces all help. We settle the audit level, the buildings and the site conditions with you before assigning the engineering effort, so no one pays for analysis the decision does not need.
Let's decide which audit your building needs.
Tell us the building or buildings, where they are and the decision the audit needs to support.
