Who we help

Building Owners, Investors & Operators

Know which buildings need attention — and what to do next.

A portfolio rarely has a performance problem; a few of its buildings do, and the work is knowing which. Green Summit helps building owners, investors and operators turn property information into investment and operating decisions — connecting portfolio benchmarking, engineering assessments, system verification and financial analysis so effort goes where it is most useful. Whether you hold one building or a large portfolio, we start from your records and the decision in front of you, not from a service menu.

Where would you like to start?

Owners usually arrive with one decision in front of them — an acquisition, a capital budget, a compliance deadline, a tax year. Choose the area closest to that decision and we will show you the work that fits — and nothing else.

Solutions

Building systems & verified performance

Know whether the building works the way the drawings say it does. We investigate operational issues, verify that HVAC, hot-water and control systems function as intended, and test the envelope where air leakage is suspected — Commercial Envelope Testing Co., a wholly owned Green Summit company, performs the commercial air-leakage testing. After an improvement, measurement and verification shows what actually changed, in the meter data rather than the proposal.

Distributed energy & resilience

Treat solar, storage and electrification as engineering decisions with operating data behind them. We assess feasibility for solar and batteries, plan microgrids, thermal storage, load management and EV charging around the building's real loads, and inspect installed PV systems against the performance they were sold on. Monitoring and data logging keep the numbers honest after commissioning.

Housing & certification requirements

Keep the housing commitments and the certification commitments in one plan. We prepare LIHTC utility allowance studies, coordinate energy and retrofit work on affordable properties, and carry the green-building programs the asset has committed to — NGBS, LEED, Phius or Enterprise Green Communities — from design through certification. Where it fits, we connect the pathway to your decarbonization goals and review C-PACE financing for the properties that are eligible.

Portfolio insight & capital planning

Find out which buildings deserve attention before you spend on any of them. We organize building and meter records, benchmark performance in ENERGY STAR Portfolio Manager, and use audits, energy modeling and acquisition due diligence to explain the outliers, so capital planning starts from evidence rather than anecdote. Where a building performance standard applies — New York City's Local Law 97 or Washington's Clean Buildings Performance Standard — we plan compliance into the same capital cycle.

Rebates & energy incentives

Establish the benefit before the budget counts on it. We evaluate project eligibility, required approvals and installation evidence for utility rebates, HOMES and HEEHRA, energy investment tax credits, C-PACE financing and New Jersey's programs — before any assumption about available benefits reaches a pro forma. Many programs must approve a project before equipment is ordered, so sequence matters as much as eligibility.

Tax strategy & fixed-asset support

A building is not one asset for tax purposes: cost segregation separates the components that depreciate over 5, 7 or 15 years from the 27.5- or 39-year structure, and with 100% bonus depreciation permanently restored under federal legislation enacted in July 2025, that timing is worth more than it has been in years. We connect acquired, improved and retired assets to engineering-backed records — cost segregation by property type, fixed-asset reviews, partial asset dispositions and repair-versus-capitalization support — that your tax team can evaluate and defend. Section 179D winds down for property whose construction begins after June 30, 2026, so we screen dates first; your CPA makes the filing decision, and we never present a deduction as a guaranteed cash return.

Our process

  1. Build a reliable baseline. We assemble the property inventory, available utility records, operating concerns and upcoming transactions into one picture.
  2. Prioritize the portfolio. We compare like with like and identify the properties that need deeper investigation — and the ones that do not.
  3. Define the right intervention. We match each property to the action its evidence justifies: an audit, a commissioning scope, a retrofit, a tax study, or nothing yet.
  4. Track what changes. We keep the reporting cadence you set and verify completed work against the objectives it was meant to serve.

What your portfolio gains

  • A clearer basis for allocating capital across multiple properties.
  • Focused follow-up instead of treating every building as the same problem.
  • Continuity between acquisition records, operating decisions and improvement results.

Why Green Summit

Green Summit is a consulting partner delivering end-to-end compliance solutions in specialty tax credits and incentives, building performance and advisory services — a licensed engineering firm with in-house CPAs, founded in 2014. Our engineering and financial perspectives meet in the same property record, so the study that classifies your assets and the audit that ranks your buildings rest on the same facts.

Each tool answers a different question. Portfolio Manager benchmarking shows where to investigate; audits and system commissioning explain what needs attention; measurement and verification tells you whether the fix worked. We coordinate those workstreams with your property managers and advisors rather than hand you another isolated report, and we build every record to be audit-ready from day one.
