Fixed-Asset Reviews
Make the asset record match the property, before a mismatch becomes a reporting problem.
Every addition, renovation and retirement moves a building a little further from its asset schedule. A replaced roof keeps its original cost inside the building line; a build-out is capitalized under two descriptions; an asset removed years ago keeps depreciating because nothing told the ledger it was gone. Green Summit helps owners and accounting teams review fixed-asset detail, cost allocations and supporting records from a property-based perspective, so your team resolves technical questions before they become reporting problems. As a licensed engineering firm with in-house tax professionals, we read the record against the building and hand your team a clear list of what needs clarification or further analysis.

- Audit-ready documentation
Who this is for
Building owners, investors and operators with asset schedules to reconcile, manufacturers and technology companies with facility and equipment records to review, and the accounting firms responsible for both.
What we do
- Review asset detail. We examine the schedules, project records and asset descriptions you make available, and we read them against the property itself.
- Connect costs to improvements. We trace major additions and changes to the supporting invoices, construction records and property information.
- Identify classification questions. We flag ambiguous items, potentially duplicated costs and assets that need specialist review.
- Coordinate follow-on studies. We identify where cost segregation, disposition or repair-versus-capitalization analysis may add value, and we tell you plainly where it will not.
Our process
- Define the review. Together we settle the property, the records and the boundaries of the review, so the work stays focused on the assets that matter.
- Analyze and reconcile. We analyze the selected asset groups and reconcile them to the supporting information, invoice by invoice where the record allows.
- Discuss and route. We walk through the findings with your team and route each tax or accounting decision to the responsible advisor.
What you receive
A technical review schedule, the supporting cost or asset analysis behind it, and a list of items for your accounting team to resolve. The review does not replace your accounting controls or your financial audit; it gives both a better-documented record to work from.
Benefits
- A more traceable connection between asset records, property evidence and assigned costs.
- Better information for the advisor reviewing additions, classifications and retired assets.
- Technical questions surfaced and answered before they reach a return or a financial statement.
Why Green Summit
Green Summit connects engineering evidence and cost records with your financial and tax advisor's review. We organize every review around the actual asset and the documented facts, never around a promised benefit or a template percentage. Founded in 2014 as a consulting partner delivering end-to-end compliance solutions, we bring licensed engineers and in-house CPAs to the same record, so the person reading the invoice also understands the building it describes, and the documentation we hand back is audit-ready from day one.
Frequently asked questions
What is a fixed-asset review?
A technical review of an organization's fixed-asset detail, meaning the asset register, depreciation schedules, cost allocations and the invoices, plans and improvement history behind them, read against the property they describe. It traces major additions and changes to their records, flags ambiguous, duplicated or unsupported items and identifies where further analysis may add value. The accounting decisions remain with your team and your advisor.
Is this the same as cost segregation?
No. A fixed-asset review examines the record and the technical questions it raises. A cost segregation study is a separately defined classification analysis; a review may show that one is worthwhile, but it does not perform one.
Can you review renovation records?
Yes. We review renovation costs and the assets they affected, including whether the work calls for a separate disposition or capitalization analysis.
Will you update our accounting system?
No. System entries and final accounting decisions remain with your team unless the engagement expressly includes a support task for that purpose. We deliver the findings and the list; your team owns the ledger.
What is the starting point for an asset review?
We request the asset register, depreciation schedules, invoices, improvement history and relevant plans. Then we define the goal together: classification support, reconciliation, disposition identification or a coordinated review that covers more than one.
How are missing or duplicate assets handled?
We flag the discrepancy, trace the available evidence and explain the treatment we propose for your accounting team to consider. We never silently overwrite the ledger, and we never assume that an undocumented item has been retired.
Let's talk about making your asset record match the property.
Tell us the property or portfolio, roughly how many years the schedules cover, and whether the goal is classification support, reconciliation, disposition identification or a coordinated review.
