Decarbonization Consulting
A carbon plan sequenced to your building, your budget and your capital cycle.
Most buildings will not decarbonize in one project. They will do it one replacement cycle at a time, and the plan that works is the one that knows which decision comes next. Decarbonization consulting translates an operational emissions goal into a practical sequence of building decisions: what to do, when to do it and how to evaluate progress. Green Summit connects your energy data, engineering analysis, equipment replacement schedules and financial considerations into that sequence, and as a licensed engineering firm with in-house CPAs, founded in 2014, we keep the incentive and financing questions attached to the roadmap rather than bolted on afterwards.

Who this is for
Owners, developers, design teams, advisors, housing providers, public institutions, Tribal Nations, program administrators, raters and manufacturers who need an emissions goal turned into investable projects.
What we do
- Establish the starting point. We organize your utility and building information, define the emissions boundary and document the business-as-usual assumptions the plan will be measured against.
- Compare improvement pathways. We evaluate efficiency, electrification, controls and distributed-energy options against equipment life, occupancy constraints and ownership priorities.
- Build the implementation plan. We prioritize near-term actions and longer-term projects, name the responsible parties and coordinate incentives, eligible financing and performance tracking.
Our process
- Assess the building and set the decision framework. We agree with you how options will be judged before we judge them.
- Evaluate measures and sequences. We work through the alternatives with you and your technical team.
- Create the roadmap. You receive a phased roadmap, the near-term capital actions and a process for keeping the plan current.
Benefits
- A clearer connection between emissions goals and investable projects.
- Visibility of cost, timing and operational tradeoffs before capital is committed.
- A plan that evolves as systems, data and ownership priorities change, instead of a report that ages on a shelf.
Why Green Summit
Our approach connects the building model, field conditions, commissioning, measurement and verification and financial strategy in one team, so the roadmap is grounded in how the building actually runs. Green Summit is a licensed engineering firm with in-house CPAs, founded in 2014 as a consulting partner delivering end-to-end compliance solutions in building performance and incentives. The service is informed by strategic decarbonization planning guidance, and the roadmap itself is developed for your property and your objectives, with documentation built to be audit-ready from day one.
We also build the roadmap to be revised. Systems, data and ownership priorities change, and a plan that cannot absorb those changes is abandoned within a budget cycle. Ours carries its assumptions in the open, with a review interval and named data responsibilities that keep it current.
Frequently asked questions
What is a decarbonization roadmap?
A decarbonization roadmap is a phased plan that turns an operational emissions goal into a sequence of building decisions. It starts from a documented baseline and emissions boundary, compares efficiency, electrification, controls and distributed-energy pathways against equipment life and ownership priorities, and sets out near-term capital actions, longer-term projects, responsible parties and the metrics used to check progress.
What emissions does this service address?
The core scope addresses operational, energy-related emissions from building energy use. Embodied carbon, supply-chain inventories and comprehensive corporate greenhouse-gas reporting are separate scopes, and we never assume they are included unless your engagement says so.
Is this just another energy audit?
No. An audit informs the baseline and the improvement options, and it is often the right first step. The decarbonization roadmap goes further: it addresses emissions assumptions, sequencing, equipment replacement cycles, capital planning and the ongoing review that keeps the plan alive.
Do we have to electrify every system immediately?
No. We compare practical pathways and timing, including infrastructure readiness, remaining equipment life, operational constraints and the emissions assumptions in use. The plan explains the tradeoffs rather than assuming one solution everywhere, and replacing working equipment before its time is a decision it makes visible, not one it hides.
Can incentives and C-PACE be included?
Yes. We coordinate incentive screening and C-PACE advisory where the property and program allow. Financing obligations, approval conditions and program constraints are evaluated separately from the modeled emissions result, so a promising carbon number never stands in for an eligibility finding.
How will we know the plan is working?
We establish reporting metrics, data responsibilities and review intervals at the outset. Commissioning and measurement and verification check implementation and measured performance, and when use or assumptions change we document the change rather than conceal it.
