ENERGY STAR Portfolio Manager Benchmarking & Portfolio Analysis
Turn meter data into a repeatable view of which buildings need attention, and why.
Benchmarking answers one question well: compared with similar buildings and with its own history, how much energy does this property use? It tells you which buildings stand out, but not what is happening inside them; that takes an audit. Green Summit helps owners and operators use ENERGY STAR Portfolio Manager to organize building and meter information, benchmark performance and prioritize action across a portfolio. The objective is not simply to enter data; it is to build a repeatable view of which properties need attention and why, and then to connect each finding to the technical work that explains it.

Who this is for
Owners, operators, developers, housing providers, public institutions, program administrators and their advisors who manage energy data across more than one building and need it to drive decisions rather than sit in a spreadsheet.
What we do
- Create a consistent inventory. We align building identifiers, uses, areas, meters, reporting periods and the people responsible for updates, so every property is described the same way.
- Review and benchmark. We check data gaps and apparent inconsistencies, then compare the performance indicators that fit each building type.
- Prioritize follow-up. We separate likely data issues from buildings that warrant audits, systems review or deeper analysis, so engineering time goes where it changes something.
- Maintain a reporting rhythm. We prepare portfolio summaries on the schedule you set and track changes as records or building conditions change.
Our process
- Structure the portfolio. We settle the properties, meters, user permissions and reporting objectives with you.
- Validate the inputs. We resolve incomplete records and document the assumptions that remain.
- Interpret the results. We compare the right peer groups and prioritize the buildings that deserve investigation.
- Connect to action. We coordinate selected audits, commissioning or measurement and verification, and we keep the reporting cycle running.
Benefits
- A common energy-data structure across property teams, so a comparison means the same thing in every market.
- More focused use of engineering and capital-planning resources, aimed at the buildings the data singles out.
- Continuity from benchmarking to investigation and follow-up, in one reporting process.
Why Green Summit
Green Summit is a consulting partner delivering end-to-end compliance solutions in building performance, specialty tax credits and incentives and advisory services, founded in 2014 and built around a licensed engineering firm. That matters here because we connect a benchmarking finding to the technical service needed next: the same engagement can coordinate an ASHRAE audit, building systems commissioning or measurement and verification, with the follow-up chosen to investigate the cause rather than restate the symptom.
Frequently asked questions
What is ENERGY STAR Portfolio Manager benchmarking?
ENERGY STAR Portfolio Manager is the online tool that holds a building's use, area and meter data and compares its energy, water and emissions performance with similar buildings and with its own history. Benchmarking is the discipline of keeping that data consistent, checking it and reading the comparisons correctly. It identifies which buildings stand out; an audit then finds out why.
Is benchmarking the same as an energy audit?
No. Benchmarking organizes and compares measured building-use data. An audit investigates the building and its systems in greater depth. Benchmarking helps you decide which properties should receive that next level of attention.
Can you manage data across an entire portfolio?
Yes. We establish common property and meter records, review missing or unusual data and develop a portfolio reporting cadence. Comparisons account for building use and operating differences, so a hospital is never judged against a warehouse.
Does every building receive an ENERGY STAR score?
No. Score eligibility depends on the property type and the data required. Even without a score, Portfolio Manager supports tracking of the energy, water and emissions metrics that matter to your portfolio.
Does a high score mean the building is certified?
No. Certification is a separate process with its own eligibility, verification and application requirements. A benchmark, a score or a submission alone is not certification.
How does benchmarking change capital decisions?
For an illustrative portfolio, we would first identify data gaps and performance outliers, investigate selected buildings, then compare operational changes against capital projects. That is a workflow example, not a claimed client savings result, but it shows the order that protects capital: fix the data, find the cause, then spend.
