Portfolio & Capital Planning
Put the right improvements in the right order, with the assumptions on the record.
Equipment age, occupant needs, utility costs and planned renovations never follow the same timetable, and evaluating each item on its own hides the best sequence. Improvements also interact: a lighting retrofit lowers the cooling load, so the HVAC replacement that follows should be sized for the building it will actually serve. Green Summit's portfolio and capital planning turns energy and building-performance information into practical capital priorities across individual properties and portfolios. We connect the technical analysis with the decisions your ownership and operations teams need to make, and we show our assumptions rather than promising a return.

- Audit-ready documentation
Who this is for
Owners, operators, developers, public institutions, manufacturers and the advisors who help them decide where the next capital dollar goes, whether that is one property or a portfolio across several markets.
What we do
- Screen the portfolio. We review property characteristics, system information, utility records and planned capital work to see which buildings and systems deserve attention first.
- Evaluate improvements. We compare energy conservation measures, retrofit feasibility, installation constraints and the interactions between systems, so one project does not undo another.
- Examine project economics. We develop life-cycle cost, payback or net-present-value comparisons using documented assumptions and an analysis period you can see and challenge.
- Sequence implementation. We identify enabling work, dependencies, procurement considerations and the chances to fold improvements into renovations you have already planned.
Our process
- Organize the information. We gather the property data, system records and capital plan you already have and put them in one structure.
- Evaluate the selected improvements at the level of detail the decision requires, no more and no less.
- Prioritize the work and define the next assessments or implementation steps, with responsibilities attached.
What you receive
A property-priority matrix, improvement packages, project-economics summaries and a phased implementation roadmap. Every estimate identifies its assumptions rather than promising a financial return, so your team can update the plan as prices, conditions and priorities change.
Benefits
- A consistent basis for comparing properties and sequencing capital work across the portfolio.
- A record of assumptions and priorities you can update as conditions change, instead of a plan that is out of date the first time a price moves.
- Technical findings your ownership, operations and finance teams can act on together.
Why Green Summit
Green Summit is a consulting partner delivering end-to-end compliance solutions in building performance, specialty tax credits and incentives and advisory services. Founded in 2014, we combine a licensed engineering firm with in-house CPAs, so the same team that evaluates a chiller replacement can evaluate how an incentive or financing pathway changes the investment case, and keep the two clearly separate.
We connect the technical scope, the supporting evidence and the implementation responsibilities so your organization leaves with a usable next step, not simply another report.
Frequently asked questions
What is portfolio and capital planning for buildings?
A structured way to turn energy and building-performance information into capital priorities. It screens the properties, evaluates the candidate improvements, compares their economics on documented assumptions and sequences the work around dependencies and planned renovations. The output is a roadmap your ownership and operations teams can follow and update.
Can we start with incomplete utility data?
Yes. An initial screen identifies the gaps and prioritizes data collection. Detailed savings and investment conclusions require an adequate evidence base, and we tell you when the evidence is not there yet rather than filling the gap with an assumption.
Does this replace a full property-condition assessment?
No. The scope focuses on energy and related building systems. Structural, environmental and other due-diligence disciplines require separate engagements, and we coordinate with those teams where the findings overlap.
Can incentives be part of the plan?
Yes. We evaluate potentially relevant incentives alongside project costs, and we keep unconfirmed funding separate from the base investment case so a program change does not unravel the plan.
How do you prioritize buildings across a portfolio?
We compare available energy data, building use, equipment condition, capital cycles and ownership priorities. Buildings with poor data or unusual consumption receive targeted follow-up rather than an automatic retrofit recommendation, because an outlier in the data is a question, not an answer.
Can a plan account for future financing and carbon goals?
Yes. We compare project timing, expected operating effects, the incentives that apply, decarbonization goals and potential financing pathways, including C-PACE where the property and the local program qualify.
