Acquisition Energy Due Diligence
Know how the building really operates before underwriting becomes an operating commitment.
A utility summary or an equipment list does not always explain how a property operates. The bills show what the building consumed; they do not show which system is running on override or which meter record is wrong. Before underwriting assumptions become operating commitments, a focused review helps your team decide which questions need further investigation and which can wait until after closing. Green Summit, a licensed engineering firm founded in 2014, provides targeted energy and building-systems due diligence for acquisitions, identifying information gaps, operating issues and improvement opportunities in the time the transaction allows.
- Licensed engineering firm
- In-house CPAs
- Founded 2014
- Audit-ready documentation
Who this is for
Buyers, investors and asset managers evaluating a property, and the accounting and advisory firms supporting the transaction, whether the review has weeks before closing or only days.
What we do
- Review the available records. We examine utility information, system inventories, prior studies, plans and the rest of the project documentation, and we note what is missing as carefully as what is there.
- Assess energy-related conditions. We review the building systems the engagement covers and the operating conditions we observe, with site work defined by access and the transaction timing.
- Identify improvement opportunities. We outline potential system, envelope and operational measures and flag the items that need deeper engineering analysis before anyone relies on them.
- Coordinate the advisory team. We give ownership, asset management and the tax or design professionals supporting the deal the technical context their own work depends on.
Our process
- Define the schedule and the decisions. We start with the transaction timeline and the decisions the review must support.
- Review the records and assess the site within the access and time available, logging every item we could not verify.
- Present the findings, their limitations and any recommended next-stage studies, in time for the decision they need to inform.
What you receive
A targeted findings memo, a data-gap register, preliminary improvement priorities and recommended follow-on work. The data-gap register lists what we could not verify and what each gap does to the conclusions, so you know exactly where the remaining risk sits. Recommended follow-on work is sorted by urgency, separating the items that affect underwriting from the ones that belong in the first-year plan. This is energy due diligence, not an appraisal, structural survey or environmental assessment.
Benefits
- Earlier visibility into energy-related operating issues and the follow-up costs that come with them.
- Technical findings that inform underwriting now and the post-acquisition work plan later.
- A clear line between what was verified and what was assumed, so no one mistakes a records review for a site inspection.
Why Green Summit
Green Summit is a consulting partner delivering end-to-end compliance solutions in building performance, specialty tax credits and incentives and advisory services. Because we combine a licensed engineering firm with in-house CPAs, the engineers reviewing the building systems can coordinate with your tax team on a separate cost-segregation review, and the two work products stay distinct.
We connect the technical scope, the supporting evidence and the implementation responsibilities so your organization leaves with a usable next step, not simply another report. When the transaction allows a site visit, our engineers walk the building; when it does not, we say plainly what a records-only review can and cannot support, and we never represent a limited review as a comprehensive one.
Frequently asked questions
What is acquisition energy due diligence?
A targeted review of a property's energy use and building systems before or around an acquisition. It examines utility records, system inventories, prior studies and observed operating conditions to identify information gaps, operating issues and improvement opportunities, so underwriting rests on how the building actually performs. It is narrower than an appraisal, structural survey or environmental assessment, and it is built to fit a transaction schedule.
Can this be done before closing?
Yes, when access, records and timing support the scope. We identify limitations early rather than representing a limited review as comprehensive, and we tell you which conclusions depend on access you have not yet been given.
Can you evaluate cost segregation at the same time?
We can coordinate a separate cost-segregation opportunity review with your tax team. Energy due diligence and tax analysis remain distinct work products, each with its own scope and its own record.
What happens when records are missing?
We identify the missing information and its effect on the conclusions, then recommend targeted collection or testing where it would change the answer. A gap is reported as a gap, never filled with an assumption.
What can we learn when access is limited?
A records-based review can still flag missing utility history, major equipment questions and likely follow-up needs. We distinguish verified conditions from assumptions and identify which matters require access before you rely on the conclusions.
Can findings feed the first-year capital plan?
Yes. We organize acquisition findings into immediate investigations, operational opportunities and longer-term engineering or capital projects, coordinated with the owner's broader due-diligence team so nothing is discovered twice.
Let's look at the building before you close.
Tell us the property, where it is, where the transaction stands and how much time the review has.
