LEED Consulting & Certification Support

Prerequisites, credits and evidence, planned with the project rather than after it.

LEED certifies buildings and interiors at more than one point in their life, with rating systems for new construction, interior projects and existing-building operations, and every project is judged against the prerequisites and credits of the rating system and version it registers under. Available versions and transition deadlines change, which is why the checklist from your last project is not automatically the right starting point for the next one. Developers, owners, public institutions and manufacturers pursue LEED for owner commitments and for the operating decisions the framework forces early. Green Summit helps project teams organize the technical work, responsibilities and documentation for the selected pathway, connecting energy analysis, commissioning coordination and project records with the decisions your team has to make; the LEED/GBCI process reviews the submission and awards the certification.

Who this is for

Developers, owners, builders and design teams, public institutions, affordable-housing and Tribal housing organizations, manufacturers with facilities to certify, and the raters who support LEED projects.

What we do

  • Review the pathway and scope. We establish the building type, the registration version, the prerequisites, the credits the project will pursue and the role of each consultant on the team.
  • Coordinate the technical work. We align the energy modeling, systems review, commissioning evidence and documentation in your engagement with the design and construction schedule.
  • Support the submission. We organize the evidence, track outstanding items and help the team respond to review comments without losing the link to the underlying project facts, so every answer to a reviewer is one the building can back up.

Our process

  1. Assess the project and its commitment. We look at the building, the owner's commitment and the versions currently open for registration before assuming any rating system fits.
  2. Set responsibilities and deliverables. We define responsibilities, technical deliverables and a documentation schedule with the design team, credit by credit.
  3. Coordinate through closeout. We carry the contracted work through design review, field evidence, submission and certification closeout, including responses to review comments.

Benefits

  • A clearer division of responsibility across the project team, credit by credit.
  • Better visibility of missing evidence before submission, while it can still be produced.
  • Coordination with decarbonization goals, incentives and eligible financing, each evaluated on its own terms.
  • A documentation record that ties every submitted credit back to the project facts behind it.

Why Green Summit

Green Summit's engineering and building-performance perspective connects certification requirements to systems, records and operational decisions. Founded in 2014, we are a licensed engineering firm and RESNET Rating Provider No. 1998-221, so the energy modeling and commissioning coordination come from the same team that manages the documentation, and every record is built to be audit-ready from day one.

Our role starts with the rating-system and version review and ends when the review comments are answered. We support the certification process; the certification body makes the certification decision, and any credentialed project roles are identified in the engagement rather than assumed.

Frequently asked questions

What is LEED certification?

LEED is a green-building rating system with pathways for new construction, interior projects and existing-building operations. A project registers under a specific rating system and version, meets that version's prerequisites, earns the credits it selects and submits documentation for review through the LEED/GBCI process, which awards the certification. Green Summit provides the consulting and technical support behind that submission.

Which LEED version should our project use?

We establish the eligible rating system and registration version with the project team. Available versions and transition deadlines change, so a previous project's checklist is not automatically the right starting point.

Does Green Summit award LEED certification?

No. We provide the contracted consulting and technical support; the LEED/GBCI process reviews the submission and makes the certification decision. Any credentialed project roles are identified in the engagement, and we never imply authority the engagement does not give us.

Can an existing building use LEED?

Yes. LEED has pathways for existing-building operations as well as new construction and interior projects. We evaluate the scope that fits the building and the owner's goals rather than assuming every project should use a construction pathway.

Can you coordinate LEED with decarbonization planning?

Yes. We plan certification commitments alongside an operational carbon plan, so the credits the project pursues and the carbon plan pull in the same direction, with one caution we always state: certification alone does not establish a zero-emissions result.

Does LEED qualify a project for C-PACE?

Not automatically. We evaluate C-PACE separately against the property, the local program, the measures, the financing terms and the consents required, and we tell you plainly when a property does not fit the program.

Let's make LEED part of the project plan.

Tell us the building type and location, whether the project is new construction, an interior project or an existing building, and the rating system or version if one is already named.
