Commercial Energy-Code Compliance

Settle the energy requirements in design, not at the closeout table.

On a commercial project the lighting, the mechanical systems, the envelope assemblies and the controls are usually designed by different teams, and the energy code treats them as one building. The compliance analysis is where their inputs meet, which is why a glazing substitution or a lighting change in one package can move the compliance result for the whole project. Green Summit, a licensed engineering firm founded in 2014, supports commercial project teams, including multifamily projects the commercial code covers, with the energy modeling, technical review and verification documentation the selected compliance pathway requires. We connect each team's energy-related inputs and identify the analysis, testing and documentation the project needs while there is still time to act on it.

Who this is for

Developers, builders and design teams, public institutions and manufacturers delivering commercial and multifamily buildings that must demonstrate energy-code compliance.

What we do

  • Establish the project requirements. We identify the code, the compliance pathway, the building use and who is responsible for each review before the analysis begins.
  • Develop the compliance analysis. We prepare the energy model, the reference-building comparison or the supporting technical documentation the pathway calls for.
  • Coordinate the system information. As the design develops, we review the plans, the equipment data and the model inputs against one another, so the model describes the building that will actually be built.
  • Support verification and closeout. We coordinate the testing, commissioning documentation and as-built updates the engagement includes, so the record at closeout matches the building.

Our process

  1. Review the jurisdiction, the building and the pathway. We start with the code in force, the building's use and the compliance route the project has selected or should select.
  2. Develop the analysis from coordinated design information. Lighting, mechanical, envelope and controls inputs enter the analysis together, not one package at a time.
  3. Resolve changes and support the technical closeout. We run design changes through the analysis as they occur and assemble the verification record the project needs.

What you receive

Project-specific energy analysis, technical review comments and the compliance-support records your engagement includes. This service does not guarantee permit approval, and it does not replace your designated design professionals; it gives them, and the reviewer, one coordinated record to work from.

Benefits

  • Clearer commercial energy-code responsibilities across the design and construction team, assigned before anyone is waiting on someone else.
  • A coordinated record of calculations, systems and required verification that survives design changes.
  • Testing and commissioning requirements identified early enough for the contractor to build to them.

Why Green Summit

Green Summit is a consulting partner delivering end-to-end compliance solutions in building performance, specialty tax incentives and advisory services. Founded in 2014 as a licensed engineering firm, we put engineers, modelers and field professionals on the same project, so the analysis stays connected to installed conditions and to the decision the owner has to make. Commercial Envelope Testing Co., a wholly owned Green Summit company, performs commercial air-leakage testing, which means enclosure testing can be planned with the analysis instead of after it.

The work stands on its own or feeds a coordinated assessment, implementation and verification scope. Because the firm also includes in-house tax professionals, we can tell you when a compliance record can inform an incentive analysis and when it cannot, without blurring the two.

Frequently asked questions

What is commercial energy-code compliance?

It is the demonstration that a commercial building, or a multifamily building the commercial code covers, meets the energy provisions of the code the jurisdiction has adopted, through the pathway the project selects. The evidence typically combines an energy model or reference-building comparison, documentation of the lighting, mechanical, envelope and control systems, and the testing and commissioning records the code requires. The jurisdiction makes the determination; we prepare and coordinate the analysis and records behind it.

Do all commercial buildings need the same test?

No. Testing and verification depend on the code in force, the project conditions and the jurisdiction. We establish the requirement first and define the testing scope from it, never the other way round.

Can you coordinate enclosure testing?

Yes. Commercial air-leakage testing can be planned alongside the energy analysis, with the test boundary and readiness requirements identified early enough for the contractor to build to them. Commercial Envelope Testing Co., a wholly owned Green Summit company, performs the testing.

Is this the same analysis as a tax study?

Not necessarily. Energy-code compliance, tax qualification and voluntary certification can each use a different baseline and different requirements, so a building that passes code has not automatically qualified for anything else. We keep the analyses distinct and tell you when one can inform another.

Can you support California projects?

California work requires its own Title 24 Part 6 analysis and its own authorized verification arrangements. Our California Title 24 Energy-Code Support page explains that scope. National RESNET credentials do not establish California program authorization, and we never present them as if they did.

How should commissioning and testing be planned?

Identify the functional tests that apply, the responsible parties, access, equipment readiness and reporting before construction closeout, not during it. We coordinate those requirements with the energy-compliance and design team so each test happens when the system is ready for it.

Let's resolve the energy requirements before closeout does.

Tell us the building type, where it is, the stage of design or construction and the compliance pathway you are working toward, if one has been chosen.
