New Jersey Energy & Water Benchmarking Support
Build a property and meter record the reporting requirement can rely on.
New Jersey's Clean Energy Act requires covered commercial buildings to benchmark and report energy and water use, and a filing is only as reliable as the property and meter record behind it. Benchmarking is not certification: a submission, a score where one is available and an ENERGY STAR certification are three different things. Green Summit helps owners organize ENERGY STAR Portfolio Manager information, review data quality and coordinate the reporting work the requirement calls for. We are a licensed engineering firm and a consulting partner delivering end-to-end compliance solutions, so the record we help you build is meant to hold up year after year.

Who this page is for
Owners and managers of covered commercial buildings in New Jersey, and the portfolio, property-management and housing organizations that report for more than one property at a time.
What we do
- Establish coverage and responsibility. We determine whether the building is covered, who is responsible for reporting and what the property record must contain.
- Review the meters and the data. We check energy and water meters, missing periods and unusual readings before anything is submitted.
- Organize the submission and the cadence. We support the filing and set a portfolio reporting rhythm with your team, so next year's filing starts from a clean record.
Our process
- Verify the program, the building and the parties. We check the current reporting period and notices, the building's status and who is responsible for each step.
- Define the additional technical work. We identify what the program already provides and define only the work that remains, so nothing is duplicated.
- Coordinate records, analysis and follow-up. We keep you and the program administrator working from the same records through submission and any follow-up questions.
Benefits
- A clear answer on whether the building is covered and which route applies.
- A defined technical scope with accountable responsibilities.
- A property and meter record organized for this filing and for the decisions it will inform.
Why Green Summit
Green Summit combines building analysis, engineering coordination and field verification with a working understanding of what you want the property to accomplish. Founded in 2014, we are a licensed engineering firm, and we build every record to be audit-ready from day one.
We are an independent consulting firm, not the state, not the utility and not automatically an approved program delivery contractor, and we will tell you when the program itself offers free help you should use first.
Frequently asked questions
What is New Jersey energy and water benchmarking?
It is the Clean Energy Act requirement that covered commercial buildings track and report their energy and water use through ENERGY STAR Portfolio Manager. The state identifies covered commercial buildings larger than 25,000 square feet, and a sound filing rests on accurate property details and complete meter data.
Does every building larger than 25,000 square feet automatically need the same filing?
No. The state identifies covered commercial buildings larger than 25,000 square feet, but each building's actual covered status and the rules that apply to it must be checked before you assume a filing is due or how it should be made.
Does submission mean the building is ENERGY STAR certified?
No. Benchmarking and reporting are not certification. A score, where one is available, is also distinct from a certification application and its verification process.
Can data from multiple properties be managed together?
Yes. Shared procedures make a portfolio more efficient, and we keep property-specific meter, use and reporting records intact for every building within it.
What determines the Green Summit engagement?
The project's actual technical need, the roles the program permits and any professional qualifications the work requires. We identify deliverables and fees before work starts, and we never present funding approval as guaranteed.
